Position Summary:

The Leasing Consultant is the initial contact between the public and the Apartment Community. He/She strives to promote the value and quality of living offered by the Community to prospective renters. He/She makes every effort to assess and meet the customer’s needs and the Company’s goals.

Responsibilities Include:

 • Evaluate the needs of the customers while communicating the corresponding benefits.
 • Effectively qualify prospective residents and verify applications.
 • Prepare lease documents and related paperwork.
 • Update related records as necessary.
 • Promote positive, proactive resident relations by working to make the living experience, particularly the first and last impressions of the highest quality.
 • Introduce the resident to the community living procedures.
 • Support the marketing function by recording accurate data for prospects and new residents.
 • Utilize company resources under the direction of the Resident Manager to facilitate leasing.
 • Contribute to the team effort by being aware of, and relaying information regarding the community’s appearance and conditions which could impact their ability to maintain a quality living environment and lease apartments.
 • Demonstrate initiative, personal awareness, professionalism, integrity and exercise confidentiality in all area of performance.
 • Project a professional image by meeting the dress standards as outlined in the APT Staffing Standards and Procedures handout.

Principle Duties Include:

 • Office Procedures:
 • Open models and inspect tour path.
 • Orient yourself with the property and surrounding office.
 • Prepare coffee and refreshments if requested.
 • Accept maintenance requests and resident calls.
 • Assist renters with the rental, move in and renewal paperwork.
 • Assist with any other office function that may be delegated by the resident manager or other office staff members.

Leasing Procedures:

 • Answer telephones and handle prospective resident calls.
 • Make an appointment for the client(s) to visit the community.
 • Complete telephone and walk-in traffic report logs.
 • Greet and welcome the client(s).
 • Qualify the client based on
  1) Previous rental history
  2) Credit history
  3) Ability to pay rent (income)*
  4) Criminal history

• Give a complete tour of the community: models, amenities, and vacant apartment if applicable.  
• Rent apartments - Ask for a deposit! *Specific procedure and criteria may vary from one community to another.
The leasing consultant should make adjustments accordingly.

Minimum Requirement:

 • Strong sales/customer service skill
 • Reliable Transportation
 • Minimum typing skills

 • Strong verifiable references (2)
 • No Felony Records or crimes against persons or property
 • No Prior Apartment Evictions, Charge Offs or Collections

Maintenance Service Technician - General Job Description

The Maintenance Technician is responsible for all phases of building maintenance and operations. You will be responsible to perform repairs consisting of plumbing, HVAC, electrical, carpentry, and appliance repair, directly addressing all physical site needs including building interior, exterior and grounds; respond to service requests, prepare vacant units for future move ins, routine cleaning of the premises, and all other maintenance issues as may be required.

Qualifications:

Skilled in HVAC, electrical and appliance repair, plumbing, carpentry, refurbishing, painting, cleaning, and janitorial
Maintenance related experience and/or training
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals 
Ability to carry out instructions furnished in written, oral, or diagram form
Highly motivated service-oriented self starter
Strong people/communication skills
Good problem solving ability

 
Office Personnel – General Job Description

Office Personnel/Administrative Assistants support management and the company through conducting and organizing administrative duties and activities including receiving and handling information. Perform light property management activities. Among other responsibilities this candidate will answer telephone, screen and direct calls, take and relay messages, provide information to callers, greet clients entering organization. Deal with queries from the public and customers. General administrative and clerical support. Prepare letters and documents. Receive and sort mail and deliveries, schedule appointments, organize and coordinate meetings, conferences, travel arrangements, maintain the reception area, set up and maintain filing systems, communicate verbally and in writing to answer inquiries and provide information. This person will be liaison with internal and external contacts. Coordinate the flow of information both internally and externally. Operate office equipment. Order office supplies, special projects as assigned, and keeps supervisors and subordinates apprised of pending issues.

Qualifications:

Commensurate experience preferred. Knowledge of administrative and clerical procedures. Knowledge of customer service principles and practices. Knowledge and experience of relevant software applications: Microsoft Word, Excel, Outlook and Access - spreadsheets, word processing and database. Proficient in spelling, punctuation, grammar and other English language skills. Proven experience of producing correspondence and documents. Strong verbal and written communication skills. Professional personal presentation. Must be customer service oriented, organized, and have attention to detail. Must take initiative, be reliable, use time management, use confidentiality, have interpersonal skills and be stress tolerant.
 
Porter- General Job Description

The Porter typically performs a variety of tasks, which may include any combination of the following:
Painting, Remove debris from vacated apartments
Clean up for move-ins
Install counter tops, appliances and base boards
Replace bulbs
Assist maintenance as needed
Report maintenance problems to manager
Clean gutters
Water plants
Power washing
Mow and trim grass
Pick up debris from grounds
Light maintenance
Change A/C filters
Pool cleaning and maintenance
Assist vendors
Distribute letters to residents
Duties include but are not limited to the items listed above. As the need arises, you may be asked to perform other duties that may be necessary to maintain the
property in a clean, safe and healthy condition.

 
Groundskeepers- General Job Description

The Groundskeeper helps maintain the landscaping and grounds of the property.  Groundskeepers typically perform a variety of tasks, which may include any combination of the following: mowing, trimming, planting, watering, fertilizing, digging, raking, sod laying, cleaning of grounds, sprinkler installation, and installation of concrete masonry walls. Responsibilities may include repairing fences, gates, walls, and walks, using carpentry and masonry tools.
